As far as investments go, I think the recommendations are accurate. But don’t blindly invest in the developer without considering the compound. Not all compounds are equally rewarding, even if they are by the same developer.
In my opinion Emaar is the safest bet. I don’t know anyone who has complained about their quality or maintenance….

I purchased a unit at Uptown Cairo when it was launched and sold it before corona. The capital gains are excellent after factoring in the flotation of the pound. I have been investing in real estate for 30 years and this has been my proudest piece of business. I agree with this article and put my support behind Emaar.

You have to consider many points first, then that should help you to figure out how to invest that money..
1. Villa at Sahel: will be just available for rent during the summers season, otherwise, you have no investment income during other seasons. Especially that you even won’t use personally).
2. Buying 2 Apartments: it’s pretty a great idea. It’s more wise to divide the amount you want to invest with. BUT choosing Tagamoa is not the best option though. You better choose somewhere with good Infrastructure and Facilities. If it will be in a compound, that’d be better tho if you insist on Tagamoa.
3. Commercial: if that’s an option, try as best as you can to find that somewhere with high traffic, cuz that’s what indicate if your place can gain such an investment or not, and if not, you will be quite desperate. Also it takes a long time to resell a commercial unit, on the contrary with the residential units.

I want to add a small point to this discussion. The government has a big say about the success of a compound because they control the main utilities that determine how good it is to live in a place. for example, the water, electricity, gas, internet etc are all according to the wishes of the government. Even the roads around the compound is controlled by the government. So even if the developer has a good reputation, you must also consider the government role with each development.

the best way to know if you can trust a developer is to speak to previous buyers directly and I can say that the developers in this list are the same recommendations I got from the buyers I spoke to. maybe the only one that’s more risky is iwan.

With all due respect, the people who believe Palm Hills should be listed in the top 10 don’t know much about property investments in Egypt. This company is an example of everything a developer should not be. They are late with deliveries, their compounds are terribly planned and will leave you frustrated 24/7, construction is horrible, the basic utilities are privately supplied, their maintenance service is the worst in Egypt, and much much more. Honestly, I could go on about them forever. Be kind to yourself and never invest with Palm Hills. It is a scam! Yaseen Mansour should be in prison. Sorry, but it’s the truth. When I saw the title of this article, I thought it would be fun to make my own top 10 before I click on the link and then compare the rankings. Turns out my ranking was very close to this one except I put Talaat Mostafa at no. 9 and Al Ahly Sabbour at no. 10. Iwan did not make my top 10.

As someone whose been working in the Egyptian real estate sector for the past 23 years, I fully agree with the recommendations above. Emaar and Orascom are really excellent companies for investment.
The good thing about this article is they base their recommendations on things like resale value and rental yield. The bad thing is they don’t give an indication of rental yield percentages with each developer. But I guess anyone can find out average rental yields if they know landlords in any of the compounds. Based on my experience, I’d say SODIC is probably the highest in terms of rental yield but I wouldn’t be surprised if New Giza and Wadi Degla also have similar rental yields. PS. I am averaging 6% with my units in SODIC.

Why do I get the feeling that these comments are from people working for real estate developers? Some attack the listed choices, some defend them, some praise developers not on the list… smells fishy
Ideally, you want to purchase property which will increase in value over time and give you good rental yields. Nothing is a guarantee but you must check the older compounds and see how they are doing. According to that, you will find the best places to invest. I’m not an expert but I think this ranking is accurate. These companies all have good reputations and I haven’t heard of any scary investment stories. Plus, they are building in really prime locations that are going to be very popular in the future.

Palm Hills is by far the worst real estate developer. Glad it is not on the list. Palm Hills Katameya was sold at 25% higher prices than October and look at the state it’s in today. They are truly criminals and you can never take them seriously. Worst real estate decision I’ve ever made.
