10 Real Estate Developers in Egypt to Trust with your Investment

Best real estate developers in Egypt property investment

Egypt’s residential property market is wide and varied. You can find everything from affordable studio flats to multi-million pound luxury mansions. But evaluating the property alone will not paint the whole picture. Investors and homeowners must research the developer and find out as much as they can about them. Stories of investing with unprofessional or troubled real estate developers in Egypt are very real, and very frequent. Some of the problems include late deliveries, hidden costs, false advertising, and poor construction.

The following developers have an overall satisfied customer base and a proven track record of building successful residential communities. These developers are masters of creating desirable compounds and building in-demand properties that are easy to sell or rent while constantly rising in value.

1Emaar Misr

Emaar enjoys a brilliant reputation among real estate developers in Egypt. This is a result of a proven track record of developing exceptional residential communities across Egypt and the Middle East. Emaar carries out a great deal of research to ensure that buyers will benefit from locations that will stand the test of time. Resale value is high and renting out is easy thanks to Emaar’s desirable compounds. Some of Emaar’s noteworthy developments in Egypt include Mivida, Marassi, and Uptown Cairo. The buying experience is smooth and simple, and their sales team are friendly and courteous. They are patient with your questions and do not push you into making a purchase—a hallmark of a trustworthy developer.

SODIC is renowned for being one of the key developers of Sheikh Zayed City. They started with Beverly Hills which they delivered way back in 2003. Out of all the real estate developers in Egypt, we find that SODIC offers more open green spaces than other communities. One thing to note is that SODIC is a busy developer. The amount of compounds they are building at the same time might make investors worry about cash flow, delays, stretch resources, quality control, and so on. But with SODIC’s track record, there should be little cause for concern. Their delivered projects are success stories, and investors are enjoying the good returns, be it from a resale or rent perspective.

  1. As far as investments go, I think the recommendations are accurate. But don’t blindly invest in the developer without considering the compound. Not all compounds are equally rewarding, even if they are by the same developer.

  2. In my opinion Emaar is the safest bet. I don’t know anyone who has complained about their quality or maintenance….

  3. The fact that Palm Hills was not listed here is the biggest indication that whoever wrote this article knows what they are talking about.

  4. Iwan should not be in this list. It is too early to tell if their porperty is good for investing, especially with the locations of their upcoming projects……

  5. I agree all the developers in this list are trustworthy but what annoys me is that sawiris takes 2 spots. Really? Orascom and Ora is the same company. Please give the spot to another company because it would be better for the reader to have more choice when it comes to property investments in Egypt especially for someone living abroad like me.

    • Am sorry to say that u r wrong but for your knowledge orascom and ora is 2 different companies one is owned by samih sewiris and the other is owned by nagib sewiris.

  6. I purchased a unit at Uptown Cairo when it was launched and sold it before corona. The capital gains are excellent after factoring in the flotation of the pound. I have been investing in real estate for 30 years and this has been my proudest piece of business. I agree with this article and put my support behind Emaar.

  7. anybody can help me plz… i have 7 million is it better to buy 2 flats in tagammoa to rent or 1 villa in sa7el for summer rent (i will not use villa). what is better for investment? can my budget get me anything with emaar mivida or marassi?

    • Definitely two flats in new cairo. I’m sodic senior sales manager if you need any recommendations and help in either East or West Cairo please don’t hesitate to contact me. As I’ve a great opportunity now in New Cairo with 1 year delivery and 8 years installments.

  8. I think we are approaching a housing bubble in Egypt. Prices are inflated, and pretty soon the supply will become more than the demand similar to what is happening in Dubai.

    • who told you that the supply more than the demand in Dubai ? only Hussain Sajwani !! what about the Dubai Land and department Daily Transactions !! ppl lives in bubble and they don’t know anything about Real Estate Market

  9. I want to add a small point to this discussion. The government has a big say about the success of a compound because they control the main utilities that determine how good it is to live in a place. for example, the water, electricity, gas, internet etc are all according to the wishes of the government. Even the roads around the compound is controlled by the government. So even if the developer has a good reputation, you must also consider the government role with each development.

    • EMAAR one of the top Developers in the WRLD not only in Egypt Not only in Dubai , they are the owner of 70% of Dubai’s Land , has a Massive infrastructure all over the world , and a huuuuuuuuuge Fund , no doubt

  10. this article is not fair to the micro developers that deliver good investment opportunities in upcoming locations

  11. if you think Talaat Mostafa doesn’t deserve a spot in the top 10 please go to el rabwa and see for yourself how good this developer is.

  12. the best way to know if you can trust a developer is to speak to previous buyers directly and I can say that the developers in this list are the same recommendations I got from the buyers I spoke to. maybe the only one that’s more risky is iwan.

  13. How can this website recommend Emaar??? Didn’t a boy die at marassi a few years ago when he was sucked into the canal pipes?

    • Recommendation of EMAAR not depends of the boy died or not , depends of the value that they provide to the investors all over the world , please try to read Business insider

  14. can’t believe inertia is not included. they are the best property developer and the top investment choice in Egypt.

  15. Congratulations to Emaar for being chosen as no. 1… I completely agree with what’s written and I do think they are the best to invest with

  16. orascom should be top. it’s a simple case of low risk, high reward. the other developers simply can’t match orascoms professionalism.

  17. Sodic does not deserve to be so high up on the list. this company is so disorganized. they have so many projects happening and they cant manage the craziness effectively. my sister is a senior manager at sodic and that’s her opinion by the way.

  18. My dream is to own a villa at swan lake. Hassan allam really did an amazing job with this compound.

  19. If you are looking for a good investment you can think about mountain view. my villa doubled in price over the past 5 yrs.

  20. hi everyone! I purchased a unit at the towers by city edge in sahel but I’m worried about the outcome because I think it will be very crowded and people won’t like it in the long term and eventually the area will be deserted from over crowding. any insight from anyone will be highly appreciated. Thank you.

  21. With all due respect, the people who believe Palm Hills should be listed in the top 10 don’t know much about property investments in Egypt. This company is an example of everything a developer should not be. They are late with deliveries, their compounds are terribly planned and will leave you frustrated 24/7, construction is horrible, the basic utilities are privately supplied, their maintenance service is the worst in Egypt, and much much more. Honestly, I could go on about them forever. Be kind to yourself and never invest with Palm Hills. It is a scam! Yaseen Mansour should be in prison. Sorry, but it’s the truth. Just speak to anyone living in Palm Parks.

  22. When I saw the title of this article, I thought it would be fun to make my own top 10 before I click on the link and then compare the rankings. Turns out my ranking was very close to this one except I put Talaat Mostafa at no. 9 and Al Ahly Sabbour at no. 10. Iwan did not make my top 10.

  23. A top 10 list of the best real estate developers and it does not include palm hills. . . . hahahaha

  24. As someone whose been working in the Egyptian real estate sector for the past 23 years, I fully agree with the recommendations above. Emaar and Orascom are really excellent companies for investment.

  25. The good thing about this article is they base their recommendations on things like resale value and rental yield. The bad thing is they don’t give an indication of rental yield percentages with each developer. But I guess anyone can find out average rental yields if they know landlords in any of the compounds. Based on my experience, I’d say SODIC is probably the highest in terms of rental yield but I wouldn’t be surprised if New Giza and Wadi Degla also have similar rental yields. PS. I am averaging 6% with my units in SODIC.

  26. the number of people saying that palm hills is a scam is crazy. there must be some truth to the claims.

    • A great & very well funded developer.
People will regret not buying in al burouj. It’s a masterpiece in planning and execution

  27. SODIC Includes Beverly hills, Allegria , and Casa. Beautiful residential compounds and very good for investment . trustworthy company

  28. everyone should read about HOUSING BUBBLES and stop investing in property. wait until the market crashes and the prices will be more fair and honest.

  29. I can see from the comments that a lot of people are giving their biased opinion based on where they have invested or where they live. Palm Hills? Really? They are criminals! For the sake of everyone, please remove your personal emotional attachments to your compounds and give your recommendations from an objective viewpoint. Any reader can believe what you are saying and make an investment based on your recommendations. I’d stick with the developers listed above and do much more research on my own.

  30. Why do I get the feeling that these comments are from people working for real estate developers? Some attack the listed choices, some defend them, some praise developers not on the list… smells fishy

  31. Ideally, you want to purchase property which will increase in value over time and give you good rental yields. Nothing is a guarantee but you must check the older compounds and see how they are doing. According to that, you will find the best places to invest. I’m not an expert but I think this ranking is accurate. These companies all have good reputations and I haven’t heard of any scary investment stories. Plus, they are building in really prime locations that are going to be very popular in the future.

  32. For god sake! Wadi degla! Remove it immediately from the list!
Substitute it with imkan misr or marakez or tatweer misr
